We loved this house! Gorgeous updates throughout the home. Gourmet kitchen, gorgeous hardwood floors and wonderful open space. Primary bedroom with king bed was fabulous and the en suite bathroom is like a spa retreat. Came from Houston to visit my daughter and grandson. I will definitely rent this house again. Oh... it a wonderful quiet neighborhood and close to shopping and restaurants. Host was amazing as well.

No guarantee - I had a booking reserved for over a year and they called the day before arrival to say the host was cancelling. We had it reserved to watch the solar eclipse - by then everywhere else was booked or charging incredibly high prices. They gave a refund and mentioned other locations (for 2x the price) but made no efforts to adjust the price or make amends for the last minute cancellation. We were left without a place to stay. Update - the owner of the replacement place I booked through them just emailed me to cancel that one as well. He said he didn't know why it was still listed, it was sold months ago. Evolve cannot be trusted to provide a reliable booking.

The only reason I didn't give it a five star was because a stray dog for some reason has been here and barking at 4:00 in the morning. Not sure whose dog it is as it didn't have a collar. Friendly dog though. We didn't feed it or give him water hoping he would go home. The parking is up a hill so it would be hard if you had more than one boat to hook up to electric. The place is exactly as listed.

Our extended family of 18 spent a very enjoyable week together in this beautiful home. With kitchens and laundry rooms upstairs and down, a large game room and a pool table, we had lots of room to spread out or gather together. The location was perfect: close to Branson attractions, but somewhat secluded, too. There was plenty of parking for 6 vehicles as well. We heartily recommend it.

The cabin was perfect for what we were looking for. Clean and had everything we needed. Beautiful big trees and fire pit. Porch is perfect to enjoy a morning coffee and cook breakfast. 5 minute drive to Garner State Park and convenient stores. Beds were very comfortable. A/C are nice and cold.

It is a little close to the highway, but it didn't bother us at all even though I am a light sleeper. Definitely stay again.

If you're considering booking a location with Evolve, you should think twice. They will go against their cancellation policy, keep your money, and just shrug behind the safety of their email.

I was charged $1,187.77 to book a weekend months in advance. Due to medical reasons we knew we were no longer going to be able to use the space and considered cancellation primarily because their policy stated:

"Please note that the guests can cancel for a full refund within the first 48 hours of confirming a reservation (and at least 14 days before check-in)."

First off, not sure how 48 hours only is an incredibly narrow timeline to cancel. Second, the policy confirms that a full refund 14 days before checkout is specified. However they considered this refund request "out of policy". So they just make up the rules to fit whatever keeps your money.

I am including a screenshot of the exact policy that I am mentioning.

It's unbelievably disappointing and abhorrent behavior.

Tip for consumers:
I find the way that this company treats its renters abhorrent.

Find a rental company that won’t take the money and run.

Again, we are very sorry for this misunderstanding and appreciate your feedback letting us know that the wording of this policy may be confusing for some readers. While we understand this does not resolve your concerns, we hope that at the very least, you understand that this representative was remaining true to our policy in your situation and it is never our intention to disregard our policies or make up new ones to avoid refunding guests. We had a very nice time there. The house was spotless and comfortable. Attention to a few details would make it much better--i.e. Add hooks in the hall bathroom or bedrooms for towels, add grab bars in the hall bathroom, the kitchen needs hotpads and the large burner on the stove repaired! These are minor items, but would make a difference in the usefulness of the house. Again, we were very comfortable there! We had a group of eight people who stayed.

This rental property is PERFECT for families. It is very safe as it has 24/7 security, is very quiet, the apartment has everything you need from beach towels to coffee maker with complimentary coffee, air conditioning in all rooms, and a balcony facing the pool.

The beach is very clean, we saw a few turtle nests, the ocean is not deep in this beach area, and walking distance to Wyndham Resort to use Margaritaville and/or the Casino.

Highly recommended for families!

Our kids and grandkids all joined us for a wonderful weekend in the snow and beauty of the Lake Tahoe area! We all had so much fun playing games and enjoying meals at the huge dining table, and relaxing in front of the fireplace watching football playoffs and some hilarious Jo Koy. Even with all of the snow, we were able to build a fire in the solo stove and roast some marshmallows. We all had such a great time and agreed we will be back here again for more awesome memories!

I was looking for a property with a view, and this one did not disappoint. The host is great and will go out of his way to make sure you are satisfied. The house is furnished with everything thing we needed. We visited during March and as mentioned in other post the snow covered mountains and frozen lake view was stunning. I'm sure the summer time view is just as great. We can't wait to plan our next visit to this property.

This company is awful. Do not use them. You can earn more on your own with pricelabs and avoid alot of unnecessary headaches. Worst part- I gave them 3 months notice when I wanted to sell and they charged over $800 cancellation totally unexpected. Airbnb and VRBO cancel bookings when you sell with no penalty

Perfect location. Hot tub needed to be badly cleaned. The home lost power our second day and after trying to reach the property manager twice, we never got a response. Power eventually came back on. Evolve never bothered checking to make sure we had power returned. Had we received any form of communication from them, I would have given this listing a full 5 stars.

Evolve is not for the home owner it is all set up for the renter so beware home owners. I have been with Evolve for a few years and in the beginning it was great, the renters were great, customer service was great. That is no longer the case, the past couple years have been a nightmare. You can not depend on the services they recommend. The cleaning service suggested in their network can not be trusted. I have had guests arrive to my house that was not cleaned from the previous guests. On one occasion the guests just trashed the entire house and had a dog. The cleaning people walked in walked out and said they no longer wished to provide service. Guest have also left reviews mentioning the cleanliness. I have dealt with many different people in customer service and they all the same, "we are very sorry to hear about your problem that very rarely ever happens" They do not support your rules you put in the listing, pets especially. Damage claim process is a nightmare. The now upgraded $5000.00 from $3000.00 per claim is a joke. Very short time to report any damage so if you are away from your property and can not get there in time your loss. Had an unhallowed dog a guest brought that caused massive damage. Chewed couch, bar, kitchen chairs and cupboards, When I filed a claim Evolved responded that it was normal wear and tear, even though I provided detailed chewed teeth marks. It was a fight to get to get a claim and still have damage. Background check is little or nothing. If referred to by another rental service no background check provided at all. I did a phone number search and found out a guest from Las Vegas was in the porn business. When I brought this to Evolves attention put me on notice for bringing up porn to them. However they allowed this person or persons to rent my home. Not to sure if my house is in the movies, not my genre. I have more but hopefully you get what I am saying. Evolves is all about the money, (the renter) not the home owner.

Our stay in this property exceeded our expectations. It was spotless, cozy, quiet, comfortable and had everything we needed and more! The owners are delightful and added extra touches to make us feel welcome. Fresh fruit, a basket full of snacks, ground coffee and again, MORE! The kitchen had everything! The property management team was wonderful, especially Jacob. My flight arrived earlier than expected and he was very pleasant to deal with for an early check in. It was snowing pretty hard on the day I had to leave, and he was very gracious about letting me have a late check out if it would have been necessary. During my stay, I had one or two other questions for him that popped into my late evening - but he was always quick to respond, no matter what time it was. They priced my rental 75% below market value when I joined. I complained 3 months before rental was to occur and requested it be cancelled because my oceanfront newly renovated 2BR was priced like a Motel 6 and they charge me $250 cancellation fee; extremely poor customer service! Beware…there is a reason that their reviews are so poor! Seriously you will regret using them!

Sewer backup in 1/2 of the house. But evolve advertises that they "fully vet" their properties for a great experience. Try to call them? Hah. You get cut off. Try to Email them? Ha. No responses.

Evolve has a process and helpful resources that helped me along the way, and I greatly appreciated their guidance as a first-timer to renting my place on a short-term basis. I only wish I could better oversee the housekeeping aspect since it is such a key factor. Ideally I would want to do my own, but it isn't possible for me since I don't live near this property.

This company does not worth trusting or listing with them! As a homeowner, I listed my house with them and it did not turn into anything good besides uncounted issues from day one. Any time when I needed customer support or had damages on the property from renters it would turn into a disaster. The company is one Big Joke calling itself a Management Company that NEVER has your back in any upcoming dispute over the payment or the damages. Evolve has a limited to None protection policy for Homeowners. They simply collect the highest management fee compared to other platforms and provide the least of protection. Evolve is a company you don't want to list with!

Booking with evolve was easy and seamless. I booked a 3 bedroom row house just 9 blocks from the capital. The home had a well appointed kitchen, two full bathrooms, cozy living room and garage. The neighborhood was quiet and had easy access to many food choices a short walk away. Terrific location for a family get together.

Evolve makes renting and managing the finances easy. Any problem I've had they take no responsibility for the problem. They also take too much control of the rental rate and really push back when I want to change it. Getting reimbursed for damages is always a big challenge due to their time and documentation requirements. Occaionally I haven't been to the property to notice damage within their time requirements so then they refuse to reimburse my expenses.

I reported an issue to Evolve with 20+ bug bites I received while sitting on the couch of the rental they manage. I got suspicious when I first arrived at the property only to find the elderly couple that owned the home cleaning it! Evolve is unresponsive and have not remedied the situation after 3 weeks now. My skin itched, burned and swelled so bad that I could not sleep and just got up and left the property at 6am. I travel a lot, but will never rent a property from Evolve Vacation Rental Management again. The picture of my arm is after 3 weeks time.
