“Lost Escrow Payment”

Milo S.
12/15/22

Still investigating and getting little to no help from Nationstar regarding an escrow check that was sent to them the day following my closing in June 2022. The check was cashed by them but was never sent to the insurance company. As of December, I am not getting answers as to where the funds are, and I have had to go negative in my current escrow to cover the insurance. I have spent a week and hours on the phone, sending emails and documents, and still have no answers.

I have paid more than my total payment early or on time every month for years with Mr Cooper only to find my credit has been ruined because my note went up a few dollars per month over 9 months ago and I was never notified nor even once until I saw a drop of over 120 points in my credit score. They were sending mail to an unused email account and never even considered sending a physical letter or calling me by phone. NEVER LET THESE IDIOTS HANDLE YOUR HOME MORTGAGE! SO UNPROFESSIONAL!

Tip for consumers:
STAY AWAY

My house went into foreclosure. Nationstar blocked all of my efforts to get out of foreclosure. I tried sending in payments to get caught up. They returned my payments and stated they wanted all of the money due or none at all. I attempted to sell my house and Nationstar put my house up for auction without letting me know and sold it one week before I was scheduled to sell my house. My taxes were levied I lost my home and my children's home. 5 years later it's still causing strife in my life. HOPE TO GOD you don't have to deal with this company.

My loan had 1 partial payment and would be paid off. I called in and talked to someone, was told that "since my loan balance was low, I had to either pay by cashiers check or wire transfer". I was also told that my automatic payment would be stopped, no worries. I mailed a cashiers check in.One week later some chick was try to get in touch with me, so I called, She jumped into this spiel that I was behind blah, blah, blah. On this call, the automated info told me I owed $249.44. That was incorrect, the payoff balance was $232.? I explained that I had a payoff notice and that that had that amount plus the $225 for county recording fees. I asked where was my "cashiers check" payment I mailed a week earlier? No clue. I had to call back again, but this time, I had a credit balance of $14,30 minutes later. Anyway, had to talk to a supervisor, this chick was beyond useless! I then found out they in fact did take the automatic payment even though they said they wouldn't. I went to my bank and stopped the auto payments and disputed the payment that was not supposed to be taken and was the wrong amount. Today, I got a notice from them telling me me they are charging me a fee for a "Authorization Revoked by Consumer". No amount and the letter was dated Sept 1 and told me I would be assessed to my account, but no amount, on the next billing cycle, my next billing date of Aug 30. WTF? The loan is paid off, the automatic payments were stopped because it paid off. Again, the loan is PAID OFF! Still trying to squeeze a few bucks out of me! I called the following week and was told my loan was paid off!

Messages sent through their website receive cookie-cutter responses, and then they block you from replying to the message. If you have more questions, or your questions weren't answered, you have to send a NEW message. Chat rarely ever works, phone calls mean you'd better have hours to sit on hold. Last November, they did a "system update" which messed up many many clients' payment information (as per a CSR)- it removed the last number from my bank account, and I didn't notice. I paid December mortgage, got an email saying thank you; went to pay January mortgage a month later, imagine my surprise when it said I was in DEFAULT and owed two payments! I thought well maybe I just dreamed I made the Dec. Payment, so I paid it again with a credit card. I then paid my January payment a week later with my checking account, got an email saying thank you. Went back a few days later when it hadn't come out of my checking account, only to see that it had been "reversed". Huh? Finally reached someone in chat, and was told that oh dear, something went wrong and it didn't go through. It happened again TWO MORE TIMES! After sitting on hold for HOURS, I was finally able to get through to an actual human who told me about the "system update" and said something was wrong with my bank account number. I checked it and realized the system update had removed the last number! Ok, but why wasn't I TOLD that my payments didn't go through? They are quick to email you when you make a payment, but if there's a problem with it, you will NOT be notified. In the meantime, my credit shows that I defaulted!

Tip for consumers:
If you can refinance through a different company, DO IT. Unfortunately, my mortgage was sold to "Nationstar", and I had no idea they were so awful. Be aware that if your escrow payment goes up, they will overcharge you the next year to more than make up for the shortfall (DOUBLE).

Oh my gosh DO NOT get a mortgage through Nationstar Mortgage LLC (dba Mr. Cooper)! They are absolutely horrible! I called and asked them about my escrow payment so I could pay it so my monthly mortgage would not increase. I do this every year in order for my monthly mortgage payment NOT to increase. I spoke with a customer service rep and they advised of the necessary escrow payment in order to NOT have an increase or change in my monthly mortgage payment. I remitted payment over the phone. I made the payment Sep 18th of 2023 and they increased my monthly payment and charged me for Oct, Nov, Dec, and Jan! This is flagrant activity! I complained with the Better Business Bureau and this organization said that I had a shortage payment of less than $100 and that is why it changed. What?! I spoke directly on the phone and told the rep I did not want my monthly payment to change and they provided me with the payment to do so. Ridiculous! ON ANOTHER NOTE AND THIS IS IMPORTANT! WHILE I WAS ON HOLD WITH MUSIC IN THE BACKGROUND AND AFTER ABOUT 1 MINUTE OR SO, I HEARD A COUGH THROUGH THE MUSIC. I THOUGHT FOR A SPLIT SECOND THERE WAS SOMEONE IN MY HOUSE! THE REP WAS EAVESDROPPING AND I HAD NO IDEA! WHO DOES THIS? THIS IS UNETHICAL PRACTICES BY NATIONSTAR MORTGAGE LLC (DBA MR COOPER)! THE CEO JAY BRAY NEEDS TO BE FIRED FOR ALLOWING THIS TYPE OF UNETHICAL PRACTICES EMBEDDED IN THEIR COMPANY. A CUSTOMER COULD HAVE BEEN HAVING INTIMATE CONVERSATIONS WITH FAMILY MEMBERS OR ANY THING COULD HAVE BEEN SAID AND A CUSTOMER SERVICE REP IS LISTENING IN?! I EVEN TOLD THE NEXT CUSTOMER SERVICE REP ABOUT THIS AND HE WAS FLABBERGASTED! JUST BEFORE THIS, THE GUY CHIMED IN ON THE PHONE WHEN I WAS SPEAKING WITH ANOTHER REP! WHAT? I WAS TOLD THIS ACTIVITY WOULD BE FORWARDED TO A SUPERVISOR. NONETHELESS, DO NOT ALLOW UNDER NO CIRCUMSTANCES ALLOW CEO JAY BAY WHO RECEIVES ABOUT 10.7 MILLION DOLLARS FOR HIS SALARY TAKE ON YOUR MORTGAGE LOAN! YOU HAVE BEEN WARNED! I HAVE EVEN WRITTEN THE DISTRICT ATTORNEY ON THESE PRACTICES.

Tip for consumers:
DO NOT USE THIS MORTGAGE CO!

I sent in payments and they posted to a "suspense account" This made my payments show as late on my credit report. However, my payment history on the Nationstar website shows that all my payments have been on time. Also, I have bank records to show they were on time. Have been trying for 6 months to get this corrected and can not get anyone to help me.

This is my umpteenth house I've purchased due to our military existence. I've also purchased a few investment homes. While the initial process with loan originator was fairly smooth, everything became very very stressful once it was passed onto the processor. DELAYED responses, ZERO communications despite endless calls/emails/texts, SLOW processing time when they actually do get to handling the, paperwork, LACK of knowledge of military retirements and legal paperwork. Seven days after I was supposed to close, they still could not give me a finite date and was still asking for more documentation that I have already sent them 2 or 3 times already. I finally withdrew and got a loan from a local lender within 17 days. I will NEVER EVER deal with Nationstar - Greenlight!

My mortgage was involuntarily sold to Nationstar mortgage by Bank of America. Service is terrible. Not easy, to get a real person on the phone. They want to charge fees for everything. I was trying to pay my mortgage online n could not get on at no fault of my own. They wanted to charge me to take my payment over the phone. AND they start the harassing phone calls day one of your grace period. I've never exceeded my grace period, furthermore, I've never been late.

After completing out trial pmts for a modification, I called to find out how much my pmt was going to be for Aug as I had not rec'd a stmnt yet. They told me the amt. I mailed it in, it cleared my bank on the 3rd of Aug but it didn't get posted until 8-17 and was posted to a suspense acct. Why I don't know. But it still has not been corrected almost a year later. The hardest part is trying to reach a person that can actually get the correction done.! It was my mortgage pmt! Not for any suspense acct.! So very frustating! I just want it fixed! Because I am not behind in my pmts. If they would post them right!
