Mostly we expect our users to appropriately put the times their listing is available as a courtesy to the tenants on the website and will contact them if something seems wrong. Our monthly fees for landlords are $20 for Premium Listing, $20 for Tenant Database per month. Note that these are optional and listings can be free. Hello Karen, sublet.com connects the landlord and tenants, but we don't control anything beyond that. Ideally, you will have a contract written and agreed to and there will be explicit clauses on cancelation. Sometimes, if a tenant needs to cancel, they can sublease it to another. Sometimes the landlord forbids that. It all depends. Hope that clears some things up.

Hi Patrick, sublet.com does not own or post the rentals on our website, but acts as a platform to facilitate the rental process. Every landlord will have different criteria for the tenants they hope to have lease their rentals. I can say from experience that many customers have been able to find very understanding landlords, who don't require a credit check. There is even a filter on our rental search pages where you can filter out landlords who would require a credit check! I hope this helps, and good luck in your search.

Hi Sylvia, we share your concern with listings being posted by landlords that go on to find rentals and never archive their listing. That is why we continuously contact landlords to inquire about the status of their rental. We ask landlords to archive their rental when it is no longer available, and if we know for certain it is no longer available, can archive it for them. Our process has been fine-tuned over the years to put in front of you rentals that are actively on the market. If you should ever run into this problem, contact us through our support mail or phone number and we will inquire further on your behalf. New listings are posted every day, and most landlords can be accessed by email or by phone.
