We were looking for a home with no HOA and equal travel distance from our employers. So we found a house that met both the criteria. We reached out to different realtors and one responded from EXP. This person was able to meet us at the home and after a few questions, we went with him.

The first red flag was that we wanted to go with the listing price and he wanted to go higher any 10k and I said no. We have our set budget. He kept on assisting we go higher due to other competitors offers. We said no several times because we did our homework before we even met him regarding this home. One deal fell through and others didn't have their financing in place. After he submitted our offer, we were approved because our offer was the strongest from a well known credit union.

Next was the home inspection and we found someone that was independent to us and the seller but he knows the area. However, the realtor had the nerve to say "Is he your buddy and is he licensed to do home inspections." What the realtor filed to realize against that in our professions, we deal with professionals all the time, so we know who can and cannot use for home inspections. The realtor wanted us to use his guy that charged less but he's not independent of everyone, so we told him. Then the relative said, it's a new house, why do a home inspection. I said, if you disagree, the pay your home inspector to do the inspection and I'm still paying ours to see who's more accurate. Our home inspector find a lot of flaws and the seller agreed to fix them. This took up totneh closing date.

The biggest disappointment was the financing issue we had with this realtor. We told him we have financing from a well known credit union; however, he insisted that his friend was better. I asked is your friend a bank and he said yes. So I called him and asked what bank you part of and he said he works with many banks. I said " you're a broker" and he said yes. When the broker came back with the financing numbers, I said you're more expensive with a lower rate plus way higher fees. He our credit union would take to long to finance the loan and he's a better deal. I said "Our credit union already sent a award letter and we're ready to close." The broker said "That's impossible." I hung up on him. We close on our home in 3 weeks.

The EXP realtor didn't give us the key until later in the day, even though we already was at the house. He said for liability issues we can't go there until full with the auditors office. I said, once we sign, we can enter anytime afterwards.

The moral of this is to do your own homework and make sure that you're happy with the results not the other way around
