The property management staff of this company are malicious and retaliatory individuals who have zero regard for the needs and rights of their tenants. During my tenancy, I experienced multiple violations of my lease, followed by extended periods of passive aggressive and retaliatory behavior from members of their team.

They shut off water repeatedly with no prior notice. In addition, they allowed workers to demand access to tenants' units without any prior notice by repeatedly harassing tenants for hours at a time (at least three to four) by repeatedly knocking on their doors in spite of not getting an answer. Not one member of the property management team attempted to notify tenants in advance by any of the many means available to them (door posting, text, email or voicemail message).

The unannounced workers did this to me on three separate occasions. On the first occasion, which was a Saturday morning wherein the repeated knocking started around 8:30 am, I eventually woke up, got dressed and graciously allowed the workers to come in and spend an additional four hours (after literally three hours of knocking) changing out windows.

Afterwards, I swiftly notified management that I needed proper notice in the future. My polite request was ignored, and the workers continued to show up with no notice and harass me for hours at a time on two additional occasions during both of which I simply refused to respond. Before I could decide to contact management again about the repeated harassment and disturbance of my peaceful enjoyment of my unit, the workers took matters into their own hands. On the third occasion, after four hours of intermittently knocking on my door, they boldly drilled out my window and started come through it to illegally to gain access to my unit...while I was in there. I was absolutely horrified as this was happening, and was forced to call the police and have them come and direct the workers to put my window back in.

After this incident, although they were clearly in the wrong, and had failed to properly manage and supervise their workers, Ginco Management staff refused to respond to any of my subsequent work requests. They chose to do this even though my requests were for issues that posed a danger to my safety as a tenant. To be specific: the workers left me, perhaps intentionally, with zero lighting on the exterior of my unit, to the point that it was pitch-black outside my door at night. Prior to this occurring, I had informed Ginco Management Inc. that emergency responders had not been able to find my unit in the evening while I was having a severe allergic reaction, and that I could have died if I had not been conscious and mobile enough to run a considerable distance away from my unit to meet the ambulance. In spite of this, they ignored my requests to address the lighting for over five weeks, and only addressed it because I threatened to withhold rent. (Be advised that Illinois law does not support what I chose to do, however, it was the only thing I could think of to do to get their attention.)

After I threatened to withhold rent, they sent two workers to my unit who then addressed the issue in all of five minutes. However, they retaliated by immediately adding a false ComEd charge of almost four hundreds to my account ledger. When I asked for documentation to prove that this charge was actually mine, the property management assistant waited four weeks to respond with a ComEd bill that was clearly in the company's name, and worse, that was clearly for a different unit. When I pointed this out, which was almost immediately after receiving the pdf of the wrong bill, they never responded back in the ten days prior to my lease ending, nor have they responded since. Their behavior was clearly malicious and retaliatory, which is what I stated they were at the outset. Ginco Management put a false charge on my account ledger for no other reason than to cause me upset and distress for having the audacity to ask them to do their jobs.

If you want to work with a property management company who will respect your rights and not retaliate against you when they are the ones who are in the wrong, then you'll definitely want to avoid Ginco Management Inc.
