My wife and I are owners of two apartment buildings (11 units) in Salt Lake City. Ledingham Properties LLC has managed these properties now since 2005 (12 years!). The properties are always kept in good condition. If a maintenance issue needs our attention, the folks at Ledingham quickly contact us; rarely is there an issue needing our attention. Any issues are quickly and efficiently dealt with. Tenant turnover is a minimum. Vacancies are usually filled within days (a month at most) of the prior tenant departing. Our business approach continues to be: Hire the best people... agree on objectives... and get out of the way. As owners, we have total confidence in Ledingham's management of our two properties. It's been a successful 12 years now; we are looking forward to another 12 years!

With 1 month left in our lease we purchased a home and decided to terminate the lease with Ledingham. A $500 fee was required to break the lease and when we asked if it was possible to take that out of our deposit we were told no little did we know, there would be no deposit to pull from. To be clear, Ledingham Properties has received every cent they have billed us for, perhaps not quite on their timeline because we were questioning the validity of the charges but they cannot claim anything was left unpaid. We found someone to take over the lease and received the move out checklist which is daunting to say the least but we hired a 2 person cleaning crew to come in and clean for 4 hours. Once we turned over the keys we were told that not only would we not be getting any of our $1650 deposit back (they automatically keep 15% btw) but that we would owe an extra $489 on top of it due to repairs and "extra cleaning." When I asked to see a receipt/invoice for the cleaning company they hired, I was given an invoice from a company called "Sol Solutions." This invoice only had a PO Box, no email, no website, no phone number. "Sol Solutions" had also charged us for an ADDITIONAL 18 HOURS OF CLEANING AT $25/HR. I contacted 8 different professional cleaning companies in the Salt Lake Valley and not one of them gave me an estimate for even half that many hours to deep/move out clean a 1500 sqft home. I pressed ReNae Ledingham for contact info for "Sol Solutions" only to find out that "Sol Solutions is the maintenance/cleaning arm of Ledingham Properties. When I raised a red flag about this, ReNae responded with "We make a very detailed list of everything that needs to be done when we do the walk through and the team that does the cleaning and repairs report back the hours it took. They do not need to embellish the hours, they are very busy and we keep track of where they are." We were then presented with very tight, often blurry, photos taken with a flash that were supposed to convince us that the 18 hours were legitimate. It was obvious that we missed some spots on the blinds and ceiling fans and that some corners might have missed a few small cobwebs but any cleaning company that will try to legitimize 18 hours at $25/hr for a 1500sqft home is either committing fraud or should quit. Basically the folks over at Ledingham Properties will give you a cleaning list that seems insurmountable and then will bring in there own people under a different company name, charge you for unrealistic hours at a premium price with no way to verify or hold them accountable for those hours and if you question it, their only response is "trust us! Why would we make it up?!" If you are a former tenant and received an invoice from Sol Solutions that seemed embellished or unrealistic, please contact us. We don't believe we are the first to experience this behavior and we know we won't be the last. If you are a current tenant, insist that Ledingham does a walkthrough to confirm the cleaning. DO NOT ALLOW THEM TO BRING IN SOL SOLUTIONS, you will be at their mercy with no way to hold them accountable and your wallet will feel the sting.
