“How do they sleep at night”

They start out with a decent offer just to get you. Then they do a video tour of your house. Tell you how beautiful your house looks. Then a guy come over for 20 minutes. Does a quick walk through in and outside. Within 48 hours, they give you a low ball offer and claim that the house needs over 30,000.00 worth of work. My house has a new kitchen, new floors, brand new A/C and new paint in and outside. Our buyer backed out at last minute, so we figured we try Open House. WRONG. Stay away

If you're looking at a home to buy and the seller is Opendoor just run, don't even entertain the notion. I have had to hop through hoop after hoop and even then i'm still waiting to close. Already pushed closing once due to their incompetence. My agent has had problems just getting simple information from the sellers like who's utilities through, and don't get me started on getting them to sign ANYTHING in time. Property had a broken window and multiple HOA violations, they won't do anything to address those aside from offering you a credit. This company is beyond ridiculous to work with. Do yourself a favor and avoid the frustrations and aggravations of buying from these sellers!

Opendoor is the worst business I have ever worked with. They have screwed up the paperwork on their end and caused us to move our move in date twice. Having to move all our stuff multiple times. As well as finding more places to stay. They are the worst and I wish I could give 0 stars. They are terrible. Never. Ever. Buy. From. Them.

Trying to purchase a home in Palm Coast Fla through Opendoor - needed repairs, but everytime you call the number to ask, it's a different person, and some of the time they are not even in the United States, let alone in the state you are in. The deal is about to fall through unless someone from Opendoor reaches out and talks to me.

This company is horrendous. They will not offer a fair price for your home and then will gouge you at every turn. Exorbitant "convenience fees" and they seem to have a standard of quoting $30,000 in repairs, even when none are needed. They don't even do a five minute assessment of your home and come up with this number. When you submit work and upgrades you've done, they do not review it and will list the very thing you've upgraded in the breakdown of "repair" costs. For example, we put in two brand new AC units and they listed on the "repairs" both units need replaced. They are not interested in anything but trying to give you as little money as possible. They are predatory hoping people will accept out of desperation. Trying to work with them or get a quote from them will be an absolute waste of your time. Once all the fees are accounted for (and they will of course try to take even more out of your offer in further walk through) you will be offered $150k+ below market value for your home. The cherry on top is that nearly everyone who works there seems to be incompetent. They are so inept they cannot review certified documentation of repairs and etc. that have been submitted. They most certainly do not care about you and your needs and their sole goal is to take the most advantage of you that they can. Please do not waste your time with these unethical, greedy, robbers. Avoid them at all costs. I've had better offers from independent Ibuyers and investors. (I've had three independent Ibuyers offer $120k more than opendoor. No fees and they pay closing costs.) Please do your research and do not allow this greed infested company to rob you of the money you deserve for your home and your life.

I am buying a new home with Lennar and was referred to Open Door. Since then, my Lennar agent will not refer his customers to Open Door, and this has nothing to do with me. I was offered 630K for my home. I had an appraisal, and it was a little low but acceptable. The home that we wanted in a corner lot took almost two years to become available. Open door let us know that they could only hold our offer for 9 months. When we had a closing date for our home, we listed our home for a short time with a real estate agent to see if we could sell it at 620K. Things were a little slow, so we went back to Open Door for another offer. They came out and offered us 530K for our home. When I asked for the reason, they said the market had changed. I am a home inspector, and it is true that it has slowed down a little but not that much. When I called to ask I had to make over seven phone calls to get an agent who would talk with me. They refused to review the offer to see if it made sense. I will never work with this company again.

I was being charged close to $7000 for repairs whether repairs needed to be made. My HOA takes care of all external repairs to the biulding, I had a general contractor com in and pain everything. When I asked for a waiver to remove the $7000 all my emails were ignored. I finally received a response just before closing stating, "if I wanted to go through the effort to request a waiver we would have to restart the closing process and my property might decrease in value." I once again requested a waive but was ignored. I closed because I didn't want to start over.
Now when I requested my money they responded by saying I should have requested a waiver prior to closing. WHAT A RIP-OFF COMPANY. I would never use this company again and I definitely NEVER recommend them, even to my worst enemy
STAY CLEAR OF OPENDOOR UNLESS YOU WANT TO BE S - - - WD.
I have reported them to the Federal Trade Commission.

DO NOT DEAL WITH OPENDOOR

I WISH we had done our research and read reviews on them. We would have NEVER bought a house from them. Our experience was horrific to say the least and we want EVERYONE to know what they need to do before purchasing a home from this company.

Do your research. Read ALLLLL the reviews about them. Look into their disclosure issues in North Carolina back in 03/2022. If you want to buy a house from them make sure you go to environmental health and get a plat and any permits done to the septic, get a letter showing when it was last pumped/serviced. Go to building and planning to get documentation on what was permitted on the house so you know what wasn't permitted and what was.

Have your attorney look at the contract for any unusual wording open door uses.

They buy homes "as is" and then claim they don't know of any issues because the home sat vacant under their ownership.

THAT is how they get away with selling you a home with detrimental issues that will cost you THOUSANDS of dollars of repairs that an inspector wouldn't have been able to reasonably discover.

We truly thought we were buying a home that had all working parts. Only to find the septic issues would cost us close to 10,000 after only living there less than 1 week. Resolution team WILL NOT help. They will ask you what happened and when you think they are reaching out because they truly want to help...they just tell you something along the lines of "we knew nothing of any issues you are bringing up as the house sat vacant during our ownership". And basically tell you it's your problem, not theirs.

Then when you probe for answers AFTER you've bought the home, moved in, and discovered the problems they'll tell you to obtain an attorney so they don't have to answer questions.

Their practice is morally wrong, but still stay in business.

I do NOT know how they are still in business. You can't leave Yelp reviews, wonder why? Read up on that and ask yourself what does that sound like?

There isn't a "google review" either on OpenDoor. Weird huh?

I feel that They do NOT care about you as a person or your family, they only care about the money they can get from you.

After my experience, I would say Buy from an ACTUAL realtor, and from an ACTUAL family. You'll get better care, the truth and probably a much happier home buying experience than we did.

We signed with this company, had an excellent inspection, was well past their due diligence period, when they pulled their offer. This left us kinda stranded. We are currently meeting with a real estate lawyer regarding breach of contract. Their word is worthless. This Arizona company seems to be the new predatory scam for people wanting to sell their home. After the denial phone call from this joke, they gave our name and number to one of their so called investors who offered us 85,000.00 less. These people are scum and best be avoided. We live in lake Las Vegas in a fairy new home, so condition of the dwelling was not an issue.

Run from this company as fast as you can. They claim they provide competitive offers, but offered me ridiculously less than the current home sales in my neighborhood. My home is in mint condition and has a pool. I had my home, roof, & pool inspected. All in excellent condition. To make matters worse they expected me to pay 10% in fees. What a joke! I listed my home with a realtor instead, My house sold in no time. I received an excellent offer, and paid reasonable fees. Opendoor is a ripoff company not worth your time. I feel sorry for the people that actually fell for their lies. You have been warned!

Opendoor gave us and offer and we accepted. Proceeded and it was an absolute horror. They will get the price down as low as possible trough a repair assesement. Ours was over 13K. They had to redo our hardwoods that were already refinished, fix the deck and also the dirveway. The repair list even went down to the light bulbs. Yes they deducted for light bulbs. This is now what is making me mad... our house is now on Zillow and being sold AS IS. They did not redo the floors. Nor the deck or the driveway. The did not even paint! They act as if they enclosed the porch which was done over 20 years ago. So where did 13K go? I so wish we would have just done a traditional sell. Sometimes the old ways are the best!

Here are the updates. I called their manager this afternoon. She apologized to me for their mistakes. She said that they would send me a check within 3-4 weeks. I asked her to send me a text message to confirm what she said. And she did it immediately. I am satisfied with how they solve the issue and how genuine the manager's apology is.
I sold my condo to Opendoor. The closing date was 06/01/2021. After signing the closing document on 05/28/2021, we expected to receive $*******. 42 that is the DUE-TO-SELLER amount shown on the closing statement. They called me on 06/02/2021 and told me that they made a mistake on one of their documents and asked me to sign an addendum. This addendum states to void $5000 credit to the sellers. They assured me that it was just for documentation purposes and nothing would change. I thought it was weird at first, but they told me that signing the addendum wont change anything. I trusted Opendoor. So I signed the document. They sent me $*******. 09 on 06/03/2021. I was puzzled why there was $3801. 33 short. They told me the reason was I signed the addendum. I was shocked! Even though it is not a lot of money, how can Opendoor just lie to their customers who are willing to try a new way to sell their property to them? I dont know how much $3801. 33 means to this publicly traded corporation, but it means a lot to me. It means a lot to me, not only because I lost $3801. 33, but also because I took their words for it and the Opendoor failed my trust. If anyone plans to sell your property to Opendoor, please be aware of how they practice their business. I am not going to disclose their employees' names here. If anyone wants to verify my comments, I will provide more details.
